Renovations can feel complex and uncertain — especially when permits, existing buildings, and unknown conditions are involved. Our process is designed to reduce surprises, create clarity early, and give you confidence at every step.

    Planning & Feasibility

    Every successful renovation starts with good planning. This phase allows us to fully understand the project before committing to construction.

    During the planning phase we:

    1. Meet on site to review the space, take measurements, and confirm goals
    2. Work with a designer to develop layout options and permit-ready drawings
    3. Coordinate any required Hazardous Materials Surveys
    4. Gather and prepare documentation required by the local authority
    5. Submit Permit applications (as required)
    6. Develop a detailed scope of work and construction quote
      This phase is typically billed on a cost-plus basis, meaning you are only charged for the actual time and services required. Once permits are approved, we provide a final invoice for the planning phase and move into construction planning with far fewer unknowns.

    Quoting & Project Structure

    Once planning is complete and permits are underway or approved, we finalize how the construction phase will proceed.

    Depending on the project, we offer two approaches:

    1. Fixed-price quote for clearly defined work
    2. Cost-plus contract for projects where flexibility and transparency are preferred

    We’ll walk you through the pros and cons of each so you can choose what’s right for your project and budget. Our goal is to land as close as possible to the low end of the expected range, without cutting corners or creating risk later.

    Construction & Project Management

    Before construction begins, we:

    1. Confirm timelines and sequencing
    2. Order long-lead items such as windows, cabinetry, or specialty materials
    3. Establish a clear payment schedule tied to progress and inspections
      During construction, we:
    4. Coordinate all trades and inspections
    5. Communicate regularly about progress, scheduling, and decision
    6. Bill in stages aligned with completed work and passed inspections
    7. Address surprises transparently, with solutions — not stress

    Completion & Handover

    As the project wraps up, we:

    1. Complete final inspections
    2. Address any outstanding items
    3. Walk through the finished space with you
    4. Provide final documentation and close-out details

    Final payment is due only once the project is complete.
